Job Description: The Title Examiner is responsible for searching, producing and reviewing title evidence. The main duties include producing title reports, title commitments, title policies and resolving title defects. Key Responsibilities: 1.Examine Property Records: oResearch deeds, mortgages, liens, judgments, and other records in public registries, courthouses, or online databases. oVerify ownership history and identify discrepancies in title chains. 2.Analyze Legal Descriptions: oReview property surveys and legal descriptions for accuracy and consistency. oResolve discrepancies in boundary descriptions or overlaps. 3.Identify Title Issues: oDetect and report any encumbrances, easements, claims, or liens affecting property ownership. oFlag issues such as unpaid taxes, bankruptcies, or probate matters. 4.Prepare Title Reports: oSummarize findings in title commitment reports for attorneys, underwriters, or real estate professionals. oDetail exceptions, requirements, and conditions for title insurance policies. 5.Work with Stakeholders: oCollaborate with title insurance underwriters, attorneys, surveyors, and escrow officers. oAddress questions or provide solutions for resolving title defects or discrepancies. 6.Stay Compliant with Texas Laws: oFollow state-specific regulations, including Texas Property Code and requirements for title insurance policies. oEnsure compliance with Texas Department of Insurance (TDI) standards. 7.Update Title Databases: oMaintain accurate records of title research and updates in internal systems.
